Kintbury: The perfect pace to retire

Kintbury in Berkshire was recently named by The Times as one of the 30 best villages in Britain, and with its charming canals and idyllic setting it is not hard to see why.

As of June 2013, Inglewood House will be opening its doors to a new generation of people as it becomes the centrepiece of the new Audley Retirement Village. As well as being one of Britain’s best villages, Kintbury will now become one of the best places to retire.

Nestled in an area of outstanding natural beauty, residents of Kintbury can stroll alongside the picturesque Kennet and Avon Canal down to the tree lined Kintbury Lock. For those who love the water, there is a horse drawn wide beam narrow boat which runs public trips from Kintbury towards Newbury or Hungerford. Meanwhile larger groups of eight can charter their own self-drive boat down the canal and enjoy an afternoon tea on the waterways.

Kintbury boasts wonderful local and independent shops ideal for residents and visitors alike including the popular Bastable Brothers butchers that has won awards for its produce. Plus charming village pubs that are perfect for a refreshing pint or evening G&T.

The village also boasts the beautiful St. Mary The Virgin Church with its impressive stained glass windows. With easy access to the antique shops of Hungerford as well as the bustle of London, it is no wonder that Kintbury’s residents include Sir Terence Conran and the author Robert Harris.

Topping out ceremony for Binswood Hall

Developers have celebrated a milestone in the creation of a luxury retirement village on the historic site of a former Leamington college.

Nick Sanderson, chief executive of Audley Retirement, led a topping out ceremony at the entrance of Binswood Hall in Binswood Avenue last Friday. The latest ONS figures* on household wealth reveal that older people have the highest household wealth in the country. Those aged 55-64 have higher total wealth per household than any other age group, with a median wealth of £431,000. The second highest average is for those aged 65-74, with £347,000. In total, over 55s hold 57% of the nation’s wealth**.

These figures are significantly higher than the total household wealth of the younger age groups. The median wealth of those aged 35-44 and 45-54 is £187,000 and £322,000 respectively.

We regularly hear that older people are suffering greater economic hardship than the general population, but the ONS figures reveal that for large numbers of people, this is far from the case. For the over two million 55-64 year olds that own their own house outright, the median wealth per household rises still further, to £651,000. Even in these economically straightened times, this figure is increasing, up from £567,000 in the 2006/8 ONS data.

Audley Retirement’s own research***, shows that not all older people are struggling financially. The research revealed that nearly three quarters (69%) of over 55s with homes worth over £300,000 are comfortable that they have enough money to see them through old age.  Perhaps it is unsurprising therefore that 62% feel there is much more opportunity to do what they want as they get older, and two thirds (65%) only buy really good quality products for their homes and themselves.

This demographic does have significant spending power and is looking for opportunities to purchase and invest: 38% of those surveyed would prefer to save their money than spend it, while 65% stated that they are looking for profitable ways to invest their money.

Nick Sanderson, Chief Executive of Audley Retirement, comments on the figures, “With the population of over 55s currently at nearly 17million, and rising fast, it becomes clear that we must stop using age as the determining factor when assessing people’s needs or desires.

“These ONS statistics show that there are a significant number of people in this demographic that are financially stable and therefore have the luxury of being able to choose how they spend their retirement: where they live, and how they live in later life.

“Classing over 60s as one homogenous group is condescending and detrimental, and has led to assumptions amongst government, business and society about how to address the challenges, and yes the opportunities, of an aging population. Our research has revealed that for many older people, and particularly home owners, retirement is an opportunity for enjoyment and making the most of the opportunities that present themselves. ”

Audley Retirement Welcomes New CFO

Audley Retirement Villages, the luxury retirement village operator, has welcomed Daniel Morgan as its new Chief Financial Officer.

Mr Morgan, a chartered accountant who trained at Ernst & Young, joined Audley on April 11th. Before joining Audley Daniel spent 5 years with the Private Equity firm Advent International and was responsible for establishing and heading up the company’s office in Istanbul.  Prior to this he spent two years as a Director of Kaupthing Bank's Principal Investment team within the bank's specialist private equity division, and nine years with 3i in London and Stockholm in venture capital, growth and buyout positions. 

Audley Retirement is growing significantly and has an ambitious development plan in operation to take its annual turnover from £16million in 2012 to £35million this year. Mr Morgan will have overall control and responsibility of the accounting and finance function including investor relations, managing a team of 7.

Daniel has achieved a tremendous amount of success and has a wealth of experience in the finance world from accountancy through to private equity. He will be able to draw on this experience and knowledge as we move forward with our ambitious business plans.

He continued: “2013 is set to be an important year for Audley as we see our proposition embraced across the UK, with nine villages in various stages of development and a further two on the horizon. As we see the older demographic continue to grow we get an impression of the scale of what our brand and business model could achieve. Looking at the international market we can see that market penetration in the UK is less than 0.5%, but stands at 14% in the US and 8% in Australia. This represents less than 15,000 units in the UK as opposed to 160,000 in Australia. Given the sizes of the respective populations, these figures suggest that the UK can sustain nearly half a million units. Whichever way you look at it that is a significant market and a tremendous opportunity for investors and industry alike.”

Leamington Observer - Binswood Hall work well underway

Work gives historic hall a new life

WORK is well underway on transforming an historic former school in Leamington into a luxury retirement complex.

The £20 million project, set for completition in 2015, will see grade II-listed Binswood Hall become a 'retirement village' for over 55s featuring 90 apartments, from one to three bedroomed, ranging in price from £295,000 to £795,000. On-site facilities will include a restaurant, bar, library, and gym. There will also be parking spaces for most of the flats.

The Victorian Gothic-style building was a school for more than 160 years. Town benefactor Dr Henry Jephson laid the foundation stone in 1847. For 55 years, until 1977, it was known as Leamington College for Boys, and its most famous old boy was jet engine pioneer Frank Whittle. Up until 2009 the building served as North Leamington School’s sixth form centre.

Nick Sanderson, chief executive of devlopers Audley Retirement, said: "Audley is fully committed to this wonderful local landmark and bringing the building back to life for the enjoyment of a new community.

"We have been very encouraged by the warm reception from the local community who rightly hold Binswood Hall very dear and are thrilled to have the opportunity to live in a village with such a significant building as its centrepiece."

Concerns were raised over the size of the development by both the Central Leamington Area Residents Association

(CLARA) and The Leamington Society, although neither objected to the actual proposed use of the building situated just a

couple of minutes walk from the top of the Parade.

A number of apartments in the pretigious development have already been put on sale.

Audley Mote House Celebrates Kent Big Weekend

AUDLEY MOTE HOUSE CELEBRATES KENT BIG WEEKEND WITH EXCLUSIVE ART INSPIRED TOUR

This year’s Kent Big Weekend held on Saturday 23rd and Sunday 24th March 2013, saw Audley Mote House welcome over 100 visitors to the beautifully restored Grade II* listed property, situated in the vast surroundings of Mote Park, near Bearsted.

Mote House took part in the Kent Big Weekend by offering visitors the chance to enjoy a self-guided walking tour of the house, and enjoy the artwork, on loan from Maidstone Museum, hanging in the grand Regency rooms. Paintings on show in the main house available for visitors to enjoy at the weekend included those by Sir James Dromgole Linton, Josh Templeton Lucas and Thomas Sidney Cooper, whose painting was hung in the House originally when it was a family home.

In addition to enjoying the artwork, a number of visitors also enjoyed lunch in the elegant Bar/Bistro and Romney Restaurant. Mote House recently joined the exclusive Produced in Kent organisation. This new membership recognises the work Mote House does to champion the local community, economy and its people by offering a wide range of menus designed to showcase food and drink available locally.

The day itself was oversubscribed which is a testament to just how beautiful the Village is and how well regarded it is by the local community.”

Mote House is the centrepiece of the Village and overlooks 450 acres of beautiful parkland. This historic Grade-II* listed building has been sensitively restored and is now home to 14 apartments and the Audley Club, which includes the Bar/Bistro and Romney Restaurant, as well as the swimming pool and health and wellbeing centre. These facilities are open to those who live in the village, and private members from the local community. Mote House is surrounded by a number of original estate buildings and sympathetic new build properties in the Walled Garden.

Pinders Healthcare Design Awards 2013

Audley Retirement’s recent win at the Pinders Healthcare Design Awards 2013 for our retirement village at Mote House in Kent, in the extra care/assisted living care category, recognises the significant strides made in developing a new retirement living model for the 21st century. Previous wins for Audley villages in Clevedon, Yorkshire and Willicombe Park, Kent, acknowledge how the Audley model is innovating and improving the options available to a growing older demographic. Making changes now will pay dividends going forwards.

 

Topping Out Ceremony at Robinson Court

Robinson Court, a new phase in the development of Audley St. Elphin’s Park, celebrated a significant milestone in its construction with a Topping Out ceremony on Wednesday 27th February 2013. Building work is due to be completed in Spring 2013.

Nick Sanderson, CEO of Audley Retirement Villages welcomed Councillor Ingrid Pasteur, the Mayor of Darley Dale and councillors from Derbyshire County Council and Derbyshire Dales District Council.  Other noteworthy guests at the event included Mrs Rosemary Cuff, who was acting Headmistress when St. Elphin’s School closed in 2005 as well as the High Sheriff of Derbyshire. The ceremony was marked by the planting of a tree and was followed by exclusive tours of the new view apartment at Robinson Court and the beautifully restored Grade II* listed St. Elphin’s House. Guests enjoyed a buffet lunch and refreshments in the Orangery Restaurant.

Audley Inglewood Topping Out Ceremony

Audley Inglewood celebrates as it reaches the final stages of build before the grand re-opening of Inglewood House

Inglewood House, the centrepiece of the Audley Retirement Village near Kintbury in Berkshire, celebrated the completion of building work with a Topping Out ceremony when the last stone was laid on Thursday 31st January.

Nick Sanderson, CEO of Audley Retirement Villages welcomed Councillor Adrian Edwards, Chairman of West Berkshire Council and Mrs Edwina Cooper, Chairman's Escort along with other distinguished guests including David Harris MBE, Divisional Managing Director of builders Cowlin Construction.  The ceremony was also attended by Brother Gus, a monk from the local religious retreat St Cassians, and a former resident of Inglewood House when it was the De La Salle monastery (from 1928 to 1971). The guests were treated to an exclusive tour of the magnificent manor house which has been carefully rebuilt and returned to its former glory. Following the tour guests enjoyed a light lunch and refreshments.

Inglewood House has a long and fascinating history from a private home, to a Catholic seminary and a luxury spa. Having previously been enjoyed by a range of groups, Inglewood House will soon welcome a new generation of inhabitants. The Audley Club will be situated in the manor house and will offer a sumptuous Restaurant, Bar/Bistro, swimming pool and Health & Well Being Centre.The village itself is home to a number of beautifully appointed apartments designed for the over 55 community.
