Q. What is a retirement village?
A. Audley retirement villages are designed to change the way you think about retirement living.
Here you can live life just as you do now, but the difference is, you'll have absolute peace of mind for your future, because all your worries are taken care of. Here, you can buy and own your own home, in a beautiful and secure environment and the good thing is that you don't have to worry about maintaining your property - we take care of that too. You stay firmly in control, with complete freedom and independence to live the life you choose. And, as time rolls on, should you ever need care or a helping hand, we'll be more than happy to provide that for you as well.
Everything Audley is, has evolved from listening to the wishes, needs and concerns of those who've lived in our villages over the last ten years. The homes we build are sustainable and carefully designed to accommodate your future needs - a result of working with award-winning architects who help us restore and build our retirement villages. At the heart of each village you'll always find a centrepiece building with the sort of facilities you'd hope to find in a rather good country house hotel. Q. Do I own my new home?
A. Yes. Each property in an Audley village is sold on a long leasehold basis, usually 125 years. It is your home, held as your own asset - and, of course, you are free to sell at any stage, at full market value. So your capital is kept intact and you are able to enjoy the benefits of a continued investment in a property of your own.
Q. Why are Audley properties sold on a leasehold basis?
A. Unless you are currently living in a flat, you probably own your present home on a freehold basis. With your Audley property, you will buy leasehold - because it forms part of the wider village community, the whole of which is under Audley's management.
In England and Wales there are two ways in which you can own property; these are known as tenures. If you own the freehold of a property you own everything from the ground the property sits on to the air above it in perpetuity. If you own a leasehold property you own a clearly defined extent, often excluding the <> structure of the building. You own the leasehold interest for a fixed term of years following which, if the Lease is not extended, the property will revert to the freehold owner.
Q. Will I be able to stay in my home as long as I choose?
A. The whole ethos of Audley is to provide luxury accommodation for you as an active, independent person, while also catering for whatever needs you may have in the future.
Most of us would like to believe we can manage all of the challenges that come with growing older; but, should you ever require it, we can discreetly adapt both your home and the range of services we provide.
Q. Who manages an Audley retirement village?
A. Every Audley village is managed by our own in-house specialist team - to ensure continuity and consistency for our residents. A fully trained and experienced General Manager oversees the day-to-day running of operations and co-ordinates a dedicated team who provide services such as catering, property maintenance, cleaning and security.
Q. How do I pay my management charge?
A. You pay your management charges monthly, in advance, following receipt of an invoice.
Q. What is included in my monthly management charge?
A. When you move to an Audley village, it's usually because you've made a conscious decision to trade in all those home maintenance chores like 'having to do the garden' for a slightly easier way of life. At Audley, we make it easy for you to relax and enjoy yourself, while we take care of your investment. Everything from maintaining the exterior of your home to arranging your buildings insurance, from keeping the village clean and well-looked after to providing discreet but effective security.
Your monthly management charge covers a wide range of costs involved in the day-today running of your Audley retirement village. These include: routine maintenance of the buildings and grounds, regular external window cleaning, heating and lighting of all communal areas, security systems, and building insurance.
The management charge increases annually, in line with the Retail Price Index - so you can be sure it won't rise to unacceptable levels.
In addition to everything included in the standard management charge, a comprehensive range of additional goods and services is offered at each Audley village should you wish to take advantage of them. These vary from village to village and include things such as restaurant services, drinks, hairdressing, shopping, laundry, housekeeping etc. For your convenience, the cost of these additional services is added to your monthly invoice if you use them.
Q. What about household bills?
A. Each property has its own meter and is billed on a monthly basis. You are responsible for paying your own utility bills, council tax and television licence fee.
Q. Am I responsible for my own contents insurance?
A. Yes, it is essential that you make arrangements to insure your contents and personal belongings.
Q. What happens if the village needs major structural improvements or repairs, in the future? Who pays?
A. Rather than increase the management charge to pay into a sinking fund as is often the case with other management companies, we operate a different system - which doesn't add a penny to your regular monthly outgoings.
Our approach is based on a Long Term Maintenance Charge, which you only pay if and when you sell your Audley home. In that event, we will charge a sum to be paid from the proceeds of the sale - with the amount linked to the number of years you have owned your home.
In this way, we ensure that the management company will always be able to cover major costs for structural improvements or repairs to the Club House, the estate, or the exterior of your home. At the same time, you have the peace of mind of knowing that you will never be asked to make any additional payments for the upkeep of your Audley village, whatever the future may hold.
In short, our Long Term Maintenance Charge guarantees you won't get any nasty financial surprises.
Q. Can I bring my pet?
A. Yes, all well behaved pets are welcome, though we do ask that you let us know before you move in.
Q. Is there anywhere for my friends to stay if they visit me?
A. Yes, we have a guest suite available for family and friends, for which there is a modest charge.
Q. Can my visitors and guests use the restaurant?
A. Visitors are most welcome to use any facilities within the village.
Q. How do I sell my home?
A. Of course, you can instruct an estate agent in the usual way. But there's a better option, which is to let Audley act as your selling agents. For a commission of just 1%, we'll take care of everything - agreeing the right price with you, then marketing your home to prospective buyers on our database.
This way, you can have peace of mind knowing that the sale of your home will be professionally handled by those best placed to market the benefits of the village and, in turn, ensure that the maximum price can be achieved.
In addition, Audley will provide a support service throughout the sale process to liaise with prospective purchasers, explain the lease and management services to them, and meet any of their own legal expenses in doing so, offer an assessment to consider appropriate extra services, progress the sale of their own property and make all arrangements for their move to the Audley village. Audley will also ensure they meet all the criteria of the Audley lease. The charge for this service is 2% of the eventual sale price and is known as the Sale Administration Fee.
Q. Can I make any improvements or changes to my home once I have bought it?
A. Yes, but we do ask you to discuss the proposed changes with the General Manager of the village and agree what it is you plan to do.
Q. Will my home be looked after if I am away?
A. All properties are fitted with an intruder and smoke alarm linked to the central monitoring system. There are also close circuit television cameras around the estate.
If you wish, we can also inspect your home while you are away and make any arrangements for your return, including opening up and stocking your fridge.
Q. Who is available at night?
A. A Night Porter will be on duty throughout the night. They will regularly patrol the village, and will also collect your refuse first thing in the morning.
Q. Is there a shop in the village?
A. No, but essential supplies are kept on site in case of emergencies. And we can provide help with shopping locally or online.
Q. What if I need home care or domestic help?
A. Audley can provide a range of domestic and support services through our Audley Care team based at each village. The fully trained staff are happy to discuss individual needs privately with you and provide suggestions and solutions for all your homecare needs.
Q. Who is Audley?
A. Audley is the trading name of Audley Court Ltd, a specialist provider and manager of luxury retirement villages across the UK. The company’s origins go back 25 years. It is now a substantial company owned by the Directors with the support and backing of the Moorfield Group.
Audley is managed by a highly experienced team with combined skills in healthcare, property, hospitality services and estate management. Our Head Office is in Staines, Middlesex.
Q. Are Audley villages age exclusive?
A. Yes. Sorry, as a general rule if you're under 55, you'll have to wait.
