The UK needs more retirement villages

Stats in the Times on Sunday from @bnpparibas real estate show an alarming shortfall of retirement properties – nearly half a million are needed.

This is equivalent to well over 3,000 retirement villages – sounds like we will all be busy!

We need more communities that cater specifically to the needs of older homeowners, but also encourage downsizing which in turn can help to ease the housing crisis by releasing much-needed homes for families.

By 2030, the number of over 65s in the UK is projected to total over 20m, 2.4m more than today, so we need urgent action.

Thousands of retirement villages needed

The UK needs more than 3,000 retirement villages to be built, according to research by BNP Paribas Real Estate. The property company said there was a shortfall of more than 487,000 homes for pensioners and, assuming there are 150 units a scheme, about 3,245 retirement living communities were needed. BNP said the shortage was a “cause for alarm” and indicated “misconceptions” about retirement villages and their differences from care homes.

"Senior living schemes consistently evolve to meet the needs of changing demographic requirements,” said Sam Rowland, head of healthcare and senior living at BNP Paribas Real Estate."

How it works at Audley

At Audley we've been building and managing luxury retirement villages for over 20 years, but our experience in providing high-quality retirement properties and care for older people goes back much further. In fact, it was in 1983 that our present day Chief Executive, Nick Sanderson founded a company called Beaumont which, over time, developed the conventional care home concept into something completely different: the UK's very first luxury retirement villages.

Over 30 years on, we have grown to be a successful company with two property brands in the UK, Audley Villages and Mayfield Villages.

An Audley retirement village is a purpose-built beautiful and secure collection of houses, cottages and apartments, which are available to buy if you are over 55. At the heart of an Audley retirement village is a centrepiece building with facilities including a restaurant, bar bistro, lounge, a health and wellbeing centre, treatment rooms and a swimming pool.

You buy and own your own retirement home, in a beautiful and secure environment, and because it is your house, you don’t have to give up the things you love, including your pets. Plus, you have the added luxury of having your gardens and property maintained for you.

ARCO Integrated Retirement Communities

Integrated Retirement Communities are still a relatively new concept in the UK. As a result, there is a need to promote understanding of the advantages they offer and to ensure consistently high standards of service in retirement villages across the UK. To this end, in 2008, we joined forces with other reputable organisations in the field to form the Associated Retirement Community Operators (ARCO).
